WHY Property Owners Like to Sell by Auction Wednesday, October 22, 2008 - Today more and more organizations are using 'Auction Sales' to liquidate their properties. These organizations include developers, lending institutions, investors, non-profit organizations, governmental entities and private individuals.
However, there exists a misconception that all properties offered for sale at an auction are 'distressed properties'. In fact, in most cases the Seller's decision to use an auction sales format is just a matter of sound business economics, and the properties being offered are no different than those they offer through other sales channels. The auction sales format reaches a greater number of qualified Buyers in a relatively short amount of time, and a Seller can dispose of a large amount of inventory in just a few days.
Sellers also understand that the auction sales format offers the buyer multiple advantages. For example, an auction with people bidding against each other is a reliable way to establish the 'True Bid Value' of a property, which allows a winning bidder the best price and gives the winning bidder the assurance that they can resell for the same amount or more when they wish.
